PLEASE NOTE

The properties that Penisola Inn offers are private houses. Being such, they do not have standards or categories that are internationally rated or recognised. Indeed, they reflect in their architecture and furnishings, the local traditions and the personal taste of the owner. This is precisely the kind of holiday that Penisola Inn offers: the chance to partake in the culture of the area chosen, living for a few weeks in the same surroundings as an inhabitant would. In order to live this experience in the right spirit, it is important not only that the renter appreciates the differences in our properties from those where he normally lives. For its part, Penisola Inn has chosen properties using a range of quality within which we believe our range of clients would find suitable to their needs and total satisfaction to fulfil a cultural holiday. 

 

Rates

 

Penisola Inn do not display property rates on this website, although you will clearly see on each property page the MINIMUM RATE for low season and the MAXIMUM RATE for high season.  If you have a budget you will clearly see the maximum rate of the property you are interested in. Please note that the MAXIMUM RATE does not go any higher than what is shown.

However, clients will receive information about property rate after sending the “availability request” form. Our clients have to contact us for availability as we do not trust online property availability (it is not easy nor can be accurate to update property availabilities in time for every request).

For a quicker service, if you prefer only to know the rates of your chosen property/ies before even requesting for availability, then just click on “contact us” link to send us an email stating the property rates that you wish to know. We will then reply immediately with the availability and your full rates for 2004. We believe that this will not affect our clientele due to our prompt replies in answering after receiving request form (which is max one working day).

Rates are quoted on a weekly basis. Rates for each rental reflect the maximum occupancy - additional guests are subject to a per person / per day charge. Some places do not allow above the maximum stated. Rates are for 2004 and are occasionally, if rarely, subject to changes without prior notice. Your rental comes with the appliances and amenities as listed on the web page from which you first observed. Please go to that web page to fully familiarize yourself with the items included with the rental of your choice.

 

Additional Charges

Rates do not include long distance or local calls where a telephone is provided, these are metered and payable to the owner separately from all other costs. Cleaning costs and heating, gas consumption are additional charges unless otherwise noted. Excessive cleaning upon departure (including but not limited to cleaning of upholstery, shampooing of the rugs, breakage, soiling or damage to the interior or exterior caused strictly by applicant) may be subject to further charges than what is expressed on the page. You are required to leave the villa as you found it. Again, make yourself fully familiar with the property page.

 

Booking Conditions & Cancellation Policy

Rentals run from Saturday to Saturday (unless otherwise agreed):
- arrival times: between 17.00 and 19.30 hrs
- departure times: within 09.30 am hrs
- any  delays  or  variations  must  be  communicated  to  Penisola Inn  at  least 48  hours  before

  arrival. No refund will be given if the tenant is unable to take up residence of the property on the

  expected day or at the scheduled time owing to travel problems. The same rule applies to early

  departure.

 

Methods of Payment:

- 30% of the total amount within 4 days of rental confirmation.
- The balance within 40 days from the beginning of the rental period.

           Booking Conditions Articles

  1. The contract is confirmed by payment of the deposit; in the event of failure to pay within the terms of the above-mentioned deadlines, the rental will be considered cancelled within 5 days. Where the rental agreement is made 39 days before the start of the rental period, the entire balance must be paid to finalise the contract. Failure to pay the balance of the rental (40 days before arrival) leads to automatic cancellation of the rental and the loss of the deposit.

  2. In the event of cancellation on the part of the tenant, he/she will be entitled to reimbursement of the rental fee subject to the deduction of the following penalties:
    30% of the total rental fee if the cancellation is notified more than or equal to 40 days before the start of rental period;

  3. 50% if cancellation is notified between 39 and 30 days before the start of rental period;
    60% if cancellation is notified between 29 and 22 days before the start of rental period;
    80% if cancellation is notified between 21 and 15 days before the start of rental period;
    100% if cancellation is notified during the 14 days before the start of rental period.

  4. In the event of serious and substantiated unforeseen circumstances, Penisola Inn reserves the right to substitute the rented property with another of an equivalent level and quality. In the event of force major, Penisola Inn reserves the right to annul the contract, and return the amount paid.

  5. All claims must reach our organisation before, and not later than, the end of the rental period, otherwise the tenant will renounce any rights to compensation.

  6. Rental confirmations forwarded to Penisola Inn are understood to be carried out on behalf of the landlord.

  7. Upon receipt of the rental balance, Penisola Inn will forward to the tenant information on how to reach the property, and how to contact the person responsible for the keys.

  8. Although prepared with the utmost care, the descriptions and photographs of the properties are indicative, and may be subject to alterations which will be communicated to the tenant at the time of confirmation. Penisola Inn does not accept responsibility for variations or modifications which have been made without its knowledge.

  9. The tenant is obliged to pay the damage deposit indicated in the rental confirmation, otherwise the owner of the property is entitled to refuse entry. Tenants must also respect the accommodation capacity referred to in the description of the property.

In the case of any controversy which may arise, the competent authority shall be the Court of Torre Annunziata (NA).

 

Confirmation

Once we receive your deposit we will send you our property booking confirmation than we inform the property owner of your arrival date forwarding to him/her also any special requests you might have. We will also send you road directions for the property, together with name and phone numbers of the key holder (usually our representative or the property owner), the exact address of the meeting point where one of our representative will be waiting to accompany you to your property. This means that you will have care and the best assistance from the time of arrival to the time of your departure.

Security Damage Deposit

Generally we do not collect or disperse security deposits - unless otherwise stated. Security deposits are normally provided upon arrival and are payable directly to the owner or guardian of the rental and collection at the conclusion of our stay is done through same. Failure of the customer to provide the required security deposit, as set forth in the online agreement and repeated in the arrival voucher, can be considered a breach of agreement on the part of the customer. In this case the owner has the right to refuse entry to the rental. We have the right to intercede per the direction of the owner in case of a dispute arising between owner and customer, although we would rather not. Please be sure to provide the deposit. We can not be held liable for the loss of a security deposit for any reason whatsoever, nor can we be held liable in anyway due to a dispute arising from a security deposit.

 

Our Guarantee

When you reserve and pay for a villa entirely through Penisola Inn, we guarantee your villa will be available for your upon arrival in accordance to these "Terms & Conditions." If for some unforeseen reason the villa is not available to you because it is either destroyed, uninhabitable due to structural damage or essential equipment and fixtures such as heating, electrical systems, plumbing, hot water being out of operation, or rented to another party by error, or is uninhabitable because it is not in working order per these "Terms & Conditions," Penisola Inn, will immediately attempt to find another villa of similar qualities, cost and size. Failing this, a refund will be provided to the client.


Our office or European partner / agent has visited and checked each property. The descriptions appearing in our web pages are accurate and have been prepared in good faith. However we decline responsibility for any modifications made by the owners without our knowledge. In the event of any problems, you the renter undertake to do his best to resolve or minimise these problems.
If the renter is unable to do this, he must immediately get in touch with our agent by telephone on the Saturday evening of arrival or by no later than the following Monday evening, confirming his complaints in writing within 24 hours by fax or by e-mail (info@penisolainn.com). You the renter are obliged to give Penisola Inn the time necessary to resolve the problem. Should there be no written complaint supplied as above specified and without an explicit authorisation by Penisola Inn, the renters who leave their accommodation prematurely forfeit their rights for a refund of the rental price. Complaints received at the end of the stay will not be taken into consideration and no refunds will be given.

 
PLEASE NOTE: Houses in Europe are sometimes allotted a limited amount of electricity (3 - 6 kilowatts). Although it happens very seldom, using too many appliances at the same time will shut off the house breaker. This does not mean that there has been a power failure, only that a breaker in the house has been triggered. It needs to be switched back on. Similar to the U.S. and other European countries, the panel is inside the house. Please be careful to limited the simultaneous use of electrical appliances. Penisola Inn will not provide a refund if electricity is loss temporarily due to a breaker being triggered.

 

Liability For Amenities & Non Essential Items

Penisola Inn will not be held liable nor provide refund, partial or otherwise for amenities not provided or for miscellaneous reasons outside of our control. "Amenities not provided" include but are not limited to AC, dishwasher, washing machines, private telephones and incidental appliances. Amenities do not include heat, water, electricity as discussed above. "Miscellaneous reasons" include but are not limited to bugs that have entered the house, one's perception of cleanliness, construction on site or nearby...etc. The rental descriptions are accurate and updated as currently as possible given timely updates from the owners. Penisola Inn will have sole discretion to determine what amenities are considered to be "essential" to the operation of the villas and apartments. We do not entertain any claims for refund, partial or otherwise, whose initial request which reach our office more than 30 days after the departure date of the applicant and for those that have not contacted us at the time of the problem. Sorry, refunds are not provided for those things.
Please note: where pools are provided, the general season for pools in Italy begins June 1 and ends September 30 - essentially none are heated. Generally, neither fans or air conditioning are provided in any of our villas or apartments in Italy. Clothes washers are provided only on occasion.

Please note: By Italian law villa owners in Italy are to keep the heat off from June 1 through October 15. Some owners have a way around this through independent heat, but this is not guaranteed in any case.

 

General Liability

Penisola Inn acts only as an independent agent for the homeowners or third party associate for all accommodations listed. Under no circumstance shall Penisola Inn and its assigns be responsible for any personal loss by individuals renting the accommodations represented by Penisola Inn expenses, claims, or injury, direct or indirect, caused or incurred before, during or after the party's stay in the accommodations represented by Penisola Inn including attorney's fees. Penisola Inn and its assigns will not be held liable and will be otherwise rendered harmless for any events arising in law as a result of any delay(s), substitution(s), rescheduling(s) or change(s) in the provision of accommodations or services provided by Penisola Inn and its assigns for reasons of military action, revolutions and acts of GOD. You agree to indemnify and hold Penisola Inn and its assigns harmless for any claims arising from a violation of the Terms & Conditions of this agreement or of any third party claims. Penisola Inn solely has the full discretion to refuse or discontinue service to any person or agent, and/or rescind any contract for accommodations of guest services. Penisola Inn and its assigns will not be held liable under any circumstances, including substitutions, to refund any unused portion of booked accommodations or services as described in these "Terms & Conditions." These "Terms & Conditions" are the conditions by which will govern the reservations of all accommodations where Penisola Inn acts as the representative and agent, unless otherwise provided. Penisola Inn will have sole discretion to determine choice of forum and law provisions.

 

Modification and Acknowledgement

We may modify any of the items contained in these Terms & Conditions at any time and in our sole discretion, by posting new Terms & Conditions on our site, as is done from time to time. Any modification made to our Terms & Conditions will not effect your rental, dates of arrival/departure and price quoted at time of the rental agreement an invoice.

YOUR CONTINUED PARTICIPATION IN THE PROGRAM FOLLOWING OUR POSTING OF A NEW AGREEMENT ON OUR SITE WILL CONSTITUTE BINDING ACCEPTANCE OF THE CHANGE.


YOU ACKNOWLEDGE THAT YOU HAVE READ THIS AGREEMENT AND AGREE TO ALL ITS TERMS AND CONDITIONS AS CURRENTLY IN EFFECT AND AS AMENDED FROM TIME TO TIME. YOU HAVE INDEPENDENTLY EVALUATED THE DESIRABILITY OF YOUR CHOSEN RENTAL AND ARE NOT RELYING ON ANY REPRESENTATION, GUARANTEE, OR STATEMENT OTHER THAN AS SET FORTH IN THIS AGREEMENT.
